Quick Updates and a Date!

We finally selected all of our customs, options and upgrades for our home.  We started our process in September; however, we are just coming to the point of finalizing our selections at the Design Studio, the Toll Brothers custom department and Audio Buys.  We were told we could not have a pre-start meeting until all of these items were satistfied with our sales office along with the plans and building permits.  The plans/permits were submitted on December 2, 2015.  We were told this is a new model for our community and the county is slow to approve the model.  The first Langley II took four months.  The second Langley II took approximately two months.  We are hopeful that we would have received our permit in January because of the prior Langley approvals in our community.  However, we were faced with the holidays and the BLIZZARD which slowed the process down too.  This means we are still waiting for our permits.

In the meantime, we have a firmed pre construction date!!  🎉🎉🎉
Initially, we were scheduled for February 15 at 10:30 am. We were hit with more snow and our appointment was canceled due to inclement weather. So disappointing. We have been pushed back, but we do have a new date!!

After building both of our Ryan Homes (a townhouse and single family home) along with a purchasing a condo last year and guttering out the entire unit, we feel quite confident that there are a lot of interior design choices we can do at a later time to make the home our home because most builders have limited choices and are quite expensive.  We decided to go with 50 percent standard options and 50 percent upgrades.  For instance, we opted out of letting Toll Brothers finish our basement and used that incentive towards purchase of our home.  It's going to feel really weird not having the basement done, but I would not have it any other way.  I have great design ideas for the basement and too excited about it. I will post our selections soon. I need to remember how to set up those sub headings. Lol

  1. Sorry to hear about the delays in your start date. It seems as if that is always the hardest part... then the fun begins! I'm excited to see your new home come to life. I really enjoyed what you guys did with your Rome. :-)

  2. Hey lady, we are thinking about Oak Creek, gonna head over maybe today or Monday....I love Toll Brothers....but I think an NV home may make more sense in terms of space. What are your thoughts about your build process so far? What's their timeline over there?

  3. Hi Asia, it would be a pleasure to have you as neighbors again! First, the community is up and rising (euiqty and interest rates have dropped considerably). They only have 18 more TollBrother homes to sell; however, NV homes and Ryan still have more homes to build. The benefits in Oak Creek are awesome. I love the gated community, the restaurant onsite, community pool and the golf course, not that I play golf but it makes the grounds look pretty. I love NV Homes. We were going to purchase the Remington II which is beautiful with the alternate kitchen layout. They have the Empress II, Chapel II, etc. The Remington II I believe they took off the market but if you like it, I say ASK to get it. The series with the II behind each model come with double exterior doors and extra ceiling height which is gorgeous. They also offer the extra space for a REAL mudroom that our Rome did not have that is so important with a family coming through the door at the same time :-) The original models do not have the mudrooms nor the extra ceiling height. If you don't like the Remington, choose a model with the II behind and you can't go wrong. When we were purchasing with NV Homes we could not have two FHA homes which is why we sold the Rome in the beginning. If you go conventional, you will not need to sell your home immediately. We had a contingent contract with NV but once the home was sold we were good to go. You can't go wrong with any of these models with the II behind it. The other Ryan Home I really love is the Torino. They have a model to look at in Bentley Park that is gorgeous; however, not in Oak Creek but if you love it, they may build it for you in Oak Creek. Everyone I have talked to love living there. Which NV model are you considering for your family?

  4. So let me totally back track what I said just hours ago LOL. We rode over around lunch and i'm drooling for Toll. Although I think the model they have I would not get, I like the Langley's floor plan instead. I really liked the Empress though.....such a tough decision to even move. The Rome's base is thru the roof in Fairwood! I honestly think Ryan has lost their marbles, but people are still buying them. And our neighbors are selling like hotcakes LOL LOL it just makes it super tempting. I will definitely let you know if we make a decision. :) Thanks for info!!

  5. The Hadring model is cool and those steps are lovely but I did not like walking through the front door and seeing straight into the family room- no privacy. I saw an Empress II and those doors and ceiling height is amazing. If you are going to sell you may want to JUST DO IT! Get in before the prices go up. You may always find yourself feeling buyers remorse if you do stay in the Rome knowing you want something to settle into with your family. You have to be sure your content to stay in your Roe. We were not content. Loved our neighbors loved the pond loved the customs but it wasn't functioning the way we wanted it too. I think this is a great time to pursue because the interest rates are low due to election too. Keep me posted. Toll brothers have an xclusive neighborhood called Malboro Ridge. Very affordable and gorgeous you should go cheek them out. We would have picked that location but I wanted to stay closer to my stomping grounds lol They have toll brother homes in all sizes. It also has a riding stable instead of golf course
