2nd Pre Construction Meeting
Today was our second pre construction meeting.
We asked for this meeting in an effort to be on the same page with all of our selections because we had countless email communication between us, SR, PM, the Big Girl PM and the consultant at the Design Studio. The meeting went well and we were able to identify and add some additional selections that were not noted. For instance, we had no clue that the bannisters we saw in the model were NOT the standard bannisters. I have walked into the room with the brick, stain door colors and bannister options many times and never paid attention to the bannister options sitting in the far corner. I noticed that there were several options and our paper work reflected the standard. I am so happy I saw them today to upgrade them to the white stylish option. The standard was straight and boring. I considered the iron balusters but with my decor the white was the better option. We spent a lot time on the electrical and will visit after installation to be certain all fixtures are installed according to our placements. We did not get the mother in law suite on the first floor as I hoped because the request was too late; however, we can still turn that room into the suite easily since the basement will be unfinished. Overall, we are pleased and still waiting for the permit with the greenhouse revision.

Getting Closer
We are getting closer..
We received word that the original permit was finally approved, the fees were identified, the check was written and the runner has returned it with our new structural revision of the greenhouse. Oh happy day!! This means we are just two weeks or less from getting the new permit back so that we can get our lot staked and break ground. In the meantime, we will meet with our SR and both PMs for another pre construction meeting on Tuesday, May 3, to be certain all of our customs, upgrades and options coordinate with the paperwork.

Quick Updates and a Date!
We finally selected all of our customs, options and upgrades for our home. We started our process in September; however, we are just coming to the point of finalizing our selections at the Design Studio, the Toll Brothers custom department and Audio Buys. We were told we could not have a pre-start meeting until all of these items were satistfied with our sales office along with the plans and building permits. The plans/permits were submitted on December 2, 2015. We were told this is a new model for our community and the county is slow to approve the model. The first Langley II took four months. The second Langley II took approximately two months. We are hopeful that we would have received our permit in January because of the prior Langley approvals in our community. However, we were faced with the holidays and the BLIZZARD which slowed the process down too. This means we are still waiting for our permits. In the meantime, we have a firmed pre construction date!! 🎉🎉🎉
Initially, we were scheduled for February 15 at 10:30 am. We were hit with more snow and our appointment was canceled due to inclement weather. So disappointing. We have been pushed back, but we do have a new date!!
February 29, 2016 The day after our 16th Anniversary 💑
After building both of our Ryan Homes (a townhouse and single family home) along with a purchasing a condo last year and guttering out the entire unit, we feel quite confident that there are a lot of interior design choices we can do at a later time to make the home our home because most builders have limited choices and are quite expensive. We decided to go with 50 percent standard options and 50 percent upgrades. For instance, we opted out of letting Toll Brothers finish our basement and used that incentive towards purchase of our home. It's going to feel really weird not having the basement done, but I would not have it any other way. I have great design ideas for the basement and too excited about it. I will post our selections soon. I need to remember how to set up those sub headings. Lol

Laundry Room- Where is yours and Why?

| I love this eclectic look. It warms my heart! There is plenty of space to fold and sit to do arts and crafts and anything my heart desires. |
My question is to everyone: where did you house your laundry and why? Some people have chosen the mud room area, some have chosen upstairs which I have heard rumbles the house when drying depending upon the type of dryer, some have chosen upstairs. My challenge is his desire, my desire. I discovered that the home could accommodate an alternate laundry location upstairs. Why did I share this with my hubster. lol lol He now wants the laundry upstairs which would close off the two story foyer that gives you a grand entrance. At first, he was stuck on the grand entrance. Once I share the good news with him, he is convinced that this is the best location. Well, I understand why he feels this way. The laundry was housed in the basement and I tend to wash clothes on a regular basis because I hate seeing the pile of dirty clothes in the basket. Well, my challenge was getting the clothes back upstairs. lol He said, Nadase, the clothes go down, but they never come up. Oops...it's so true. I on the other hand still want my laundry in the basement, because I want the larger space. What are some of the pros and cons you have found with your laundry location (size, location, missing clothing etc).
